New Menai Project: Fire Safety and Structural Remediation

Network Construction Services has been awarded a remedial building project in Menai, involving party wall fire protection upgrades and repairs to structural timber affected by water damage and mould.

The project highlights the importance of looking beyond visible damage. Effective remediation requires an understanding of the underlying building conditions, specialist engineering input and a coordinated approach to carrying out the repairs.

Party Wall Fire Protection

Our scope includes engaging a C10 fire engineer to develop rectification details for the party wall across the ground floor, first floor and roof cavity.

These details will guide the installation of specified fire protection within the party wall cavity and fire-rated linings to the outside of the framing. Careful coordination will be required where the fire protection works intersect with existing structural elements.

Structural Timber Repairs

The works also include temporary propping of the structure, removal of damaged timber and rectification of structural timber affected by water damage and mould.

Our team will sequence these activities in accordance with engineering requirements, providing the necessary access to complete the specified repairs and fire protection works.

Working Within an Occupied Property

Remedial construction in occupied buildings requires careful consideration of residents, access and day-to-day use of the property.

Network Construction Services will work closely with strata, engineers and property owners to coordinate the works, communicate upcoming activities and manage disruption throughout the project.

Our focus is on delivering a practical, properly coordinated remedial upgrade that addresses the identified defects and follows the project’s engineering requirements.
