Hidden Roofs. Visible Damage: Lift Lobby Roof Remediation in Rooty Hill
Some of the most easily overlooked areas of a strata building can be the source of ongoing water damage. Rooftops above lift lobbies, tucked behind parapet walls or occupied by mechanical equipment, can remain out of sight until leaks appear inside.
At a Class 2 strata building in Rooty Hill, Network Construction Services identified defects to the concealed rooftop above the lift lobby. The existing roof had no effective drainage falls, no waterproofing system and a failing screed bed, allowing water ingress and ongoing damage.
The project highlights why building inspections need to extend beyond the main roof and include smaller, less accessible areas.
What Was Found?
Inspection revealed extensive cracking and deterioration of the existing screed surface. Without adequate falls to direct rainwater towards drainage points, water could collect on the rooftop.
Combined with the absence of waterproofing, these conditions provided pathways for water to enter the building below. The remediation also needs to address the risk of further water damage to nearby air-conditioning equipment.
Repairing the internal signs of a leak alone would leave the underlying rooftop defects unresolved.
Design First. Repair the Cause.
Network has been engaged to coordinate registered Class 2 design practitioners and waterproofing manufacturers to develop a complete remediation approach.
This coordination brings together the roof’s drainage, substrate repairs, waterproofing and junction details. Each element needs to work with the others to deliver an effective repair.
The proposed works focus on addressing the source of water ingress and improving how the rooftop manages rainfall.
Our Remediation Scope
The planned scope includes:
Removing existing surface layers to expose the underlying substrate and assess its condition.
Crack injection and concrete repairs to address identified defects, in accordance with the repair design.
Installing new screeds with drainage falls to direct water towards the nominated outlets.
Installing a new Tuff Coat waterproofing system, including the required preparation and detailing around edges, junctions and penetrations.
Providing drainage connections between roof levels to manage water movement through the roof areas.
The works are designed to address leaks into the lift lobby and help protect the building and associated equipment from further water damage.
Why Smaller Roof Areas Deserve Attention
A small rooftop still needs effective drainage, sound surfaces and correctly detailed waterproofing. Its size does not reduce the consequences of a leak.
For strata managers and owners corporations, warning signs worth investigating include cracked roof surfaces, ponding water, staining, peeling paint and recurring dampness in the rooms below.
Including concealed rooftops, lift lobby roofs and areas around rooftop equipment in maintenance inspections can help identify defects before the damage becomes more extensive.
Remedial Building Specialists in Live Environments
Network Construction Services specialises in remedial building works within occupied strata properties. We understand the importance of coordinating access, managing disruption and keeping owners and strata managers informed throughout the works.
From investigation and design coordination through to construction, our focus is on identifying the cause and delivering a practical repair.
Don’t wait for hidden defects to become costly repairs.
If your building has recurring leaks, deteriorating roof surfaces or rooftop areas that have not been inspected, contact Network Construction Services to discuss an inspection and remediation proposal.
