Cavity Flashing Replacement in Lilyfield: Moisture Problems
Updated: 1 day ago
Network Construction Services is undertaking cavity flashing replacement works at the ground floor and first floor of a residential building in Lilyfield, addressing concealed defects that were preventing moisture from draining effectively.
Our investigations identified blocked wall cavities, together with incorrectly installed cavity flashing. The existing flashing stopped short of the external face of the brickwork and lacked upturns, compromising its ability to collect water and direct it outside.
What We Found
A brick wall cavity provides a space between the external brickwork and the internal wall. When moisture enters through the outer brickwork, the cavity and flashing should allow that water to drain back outside.
At this property, material obstructing the cavities was interfering with that process. Moisture was becoming trapped within the wall rather than draining away.
The flashing defects compounded the problem. Flashing that finishes short of the external face can leave water discharging within the wall assembly. Missing upturns can also allow water to escape behind or around the flashing instead of following its intended drainage path.
Together, these defects created conditions for ongoing moisture penetration and internal water damage.
Our Remedial Works
The project involves replacing cavity flashing at both the ground floor and first floor, with the repair focused on:
Carefully opening the affected brickwork to access the cavities.
Removing debris and obstructions to restore the drainage space.
Replacing defective flashing with correctly detailed flashing, including the necessary upturns and discharge to the exterior.
Reinstating brickwork and providing clear drainage outlets through the weep holes.
Accessing the concealed defects allows us to address the source of the problem and restore the wall’s ability to manage moisture.
Why the Details Matter
Cavity flashing is largely hidden once a wall is built, but its installation plays a major role in protecting the building from water ingress.
A blocked cavity, a flashing edge that stops short, or a missing upturn can compromise the entire drainage path. Repairing damaged internal finishes alone leaves those underlying defects unresolved.
Our Lilyfield project highlights the value of a thorough investigation and carefully planned remedial work before making good the visible damage.
