Remedial strata repairs Drummoyne

Network has been engaged as the remedial building contractor to undertake remedial construction works to a waterfront residential strata complex located in Drummoyne, NSW. The development comprises two existing residential buildings, both of which have exhibited age-related and marine-environment deterioration requiring targeted structural remediation.

The proposed scope of works includes comprehensive concrete spalling repairs to affected structural elements throughout both buildings, including slabs, beams, columns, and associated concrete edges. Repairs will involve the removal of delaminated and deteriorated concrete, treatment of exposed reinforcement to mitigate corrosion, and reinstatement using approved structural repair mortars suitable for a coastal environment.

In addition, structural steel upgrades will be installed to provide supplementary support to existing suspended concrete slabs where identified by engineering assessment. These works will include the supply and installation of corrosion-protected structural steel members, connections, and fixings designed to enhance load capacity and long-term durability.

Crack injection works will be carried out to selected concrete slabs to address structural and durability concerns. Cracks will be prepared and injected using appropriate epoxy or polyurethane injection systems, as specified by the structural engineer, to restore structural integrity and limit future moisture ingress.

The scope also includes the upgrade of one existing balcony, which will involve demolition of non-compliant elements, structural repairs as required, installation of compliant waterproofing systems, and reinstatement of finishes in accordance with current Australian Standards and relevant building codes.

All works will be undertaken in accordance with the project-specific remedial design documentation, applicable Australian Standards and Strata requirements, with due consideration given to the site’s waterfront location and associated environmental exposure conditions.
