Major Balcony Remediation on the Central Coast
Network Construction Services is carrying out major remedial works to multiple failing balconies at a strata property on the Central Coast, NSW. The project involves replacing the existing balcony structure and addressing waterproofing and cavity flashing as part of a comprehensive upgrade.
The works commenced with the removal of the existing Bondek concrete slab over the garage. This allowed our team to access the underlying structure and prepare the area for the replacement steel framework and flooring.
A new steel structure has now been installed, together with James Hardie Secura flooring laid with falls to assist drainage. Establishing the correct falls is an important part of the balcony reconstruction, helping direct water towards drainage points.
Cavity flashing has also been replaced as part of the works. This detail helps manage water within the wall cavity and forms an important junction between the external walls and the balcony waterproofing system.
The next stage will include the installation of ARDEX 1000 waterproofing, followed by new balustrades and sliding doors. These works will complete the next phase of the balcony upgrade, improving both functionality and presentation.
Balcony remediation requires careful coordination between the structure, flooring, drainage, flashing, waterproofing and door junctions. Our approach considers these elements together so the repair addresses the broader construction issues contributing to balcony failure.
