Case Study: Window Replacement & Internal Water Ingress Remediation

Scope: Window replacement, façade remediation, mould treatment, internal wall repairs and repainting

Network was engaged by the Owners Corporation to address persistent water ingress issues that were causing internal damage to a residential unit. The project was initiated following reports of visible mould growth on internal walls, deteriorating paintwork, and a failing window system believed to be contributing to moisture entry.


Investigation and Diagnostic Assessment

Upon mobilisation, the Network team conducted a thorough investigation of the external façade adjacent to the affected area. Multiple water ingress points were identified in the masonry wall, including open joints, deteriorated mortar beds, and inadequate sealing around service penetrations.

The window itself showed signs of frame fatigue and failed sealing, confirming it as a major source of water ingress.


Remedial Scope of Works


The following works were carried out as part of the approved remediation scope:

  • External Wall Repairs:

  • All identified ingress points were rectified using a fast-curing hydraulic binder, ideal for high-moisture conditions and rapid strength development. Repointing was carried out across the compromised mortar joints to re-establish weatherproofing and structural integrity of the façade.

  • Window Replacement:

  • The existing failed window was carefully removed and replaced with a new, energy-efficient unit. Flashings and sealants were installed to current compliance standards to ensure long-term protection against water entry.

  • Mould Treatment & Internal Wall Restoration:

  • The internal wall surface, heavily affected by mould due to prolonged damp conditions, was treated using specialised antimicrobial cleaning solutions designed to kill spores and prevent regrowth. Once the wall was dried and stabilised, it was patched, sanded, and repainted using a best-match paint system to blend seamlessly with the existing finish.

Outcome and Client Satisfaction

The entire project was completed within five working days, minimising disruption to occupants. The client was extremely pleased with both the quality and efficiency of the works. Post-completion, no further signs of moisture ingress or mould reappearance have been reported.
